Real Estate Consumer Issues (Pt. 2 Urea Formaldehyde)

Particle_boardIn part 2 of our Environmental hazard series, we take a look at a fairly uncommon issue:  Urea Formaldehyde.   Urea formaldehyde, may be found in the adhesives used in pressed wood building materials, which are used in furniture, kitchen cabinets, and paneling.
This formaldehyde was also used in foam insulation until it was discovered that the formaldehyde gas released from the foam could cause illnesses such as cancer, breathing problems, and skin rashes. 
Urea formaldehyde foam insulation is uncommon in homes around the Puget Sound. If a home does contain urea formaldehyde foam insulation, the levels of formaldehyde gas can be tested by the health department. The insulation can be removed and replaced if the gas levels are dangerous.
Note that urea formaldehyde, both in foam insulation and in adhesives, emits dangerous gas for only a few years.Older urea formaldehyde materials are not considered to be dangerous.

Steps to Reduce Exposure for the Homeowner:

  • Use "exterior-grade" pressed wood     products (lower-emitting because they contain phenol resins, not urea     resins).
  • Use air conditioning and dehumidifiers to     maintain moderate temperature and reduce humidity levels.
  • Increase ventilation, particularly after     bringing new sources of formaldehyde into the home.

Ask about the formaldehyde content of pressed wood products, including building materials, cabinetry, and furniture before you purchase them.

Some studies suggest that coating pressed wood   products with polyurethane may reduce formaldehyde emissions for some period   of time. To be effective, any such coating must cover all surfaces and edges and remain intact. Increase the ventilation and carefully follow the   manufacturer instructions while applying these coatings. (If you are sensitive   to formaldehyde, check the label contents before purchasing coating products   to avoid buying products that contain formaldehyde, as they will emit the   chemical for a short time after application.)

Maintain moderate temperature and humidity levels and provide adequate ventilation.
The rate at which formaldehyde is released is   accelerated by heat and may also depend somewhat on the humidity level.   Therefore, the use of dehumidifiers and air conditioning to control humidity   and to maintain a moderate temperature can help reduce formaldehyde emissions.   (Drain and clean dehumidifier collection trays frequently so that they do not   become a breeding ground for microorganisms.) Increasing the rate of   ventilation in your home will also help in reducing formaldehyde levels.

Monday's Inspiration -- John Adams

Adams I've been watching HBO's mini series, John Adams.  As a history buff, I found HBO's production fascinating.....and inspiring.

Sometimes truth is stranger than fiction.  John Adams and Thomas Jefferson were two of the most influential members of the Continental Congress.  Together they moved the Congress to declare our Independence from England.  Thomas Jefferson was the author of the Declaration of Independence.

On the 50th anniversary of the adoption of the Declaration of Independence, July 4, 1826, both John Adams and Thomas Jefferson died.  John Adam's last words are quoted as "Thomas Jefferson survives". 

Here are a couple of quotes attributed to John Adams, the second President Of The United States.

Got Woodpeckers? My neighbors do!

  • When we think of pest control in our homes, woodpecker rarely tops the list.  I was woken yesterday morning to sweet spring sounds, chirping birds, distant sound of barking dogs, an overzealous member of the community trimming the lawn, and the sweet sweet drilling of a WOODPECKER!  A Woodpecker had decided to mine the side of my neighbors house.  I couldn't believe the size of the hole it had created!  After some admiration of the neighborhood wildlife, I decided to do a little research. 

Woodpeckers will drill in the side of your house for a couple reasons.  First (and worse for a homeowner) they are mining for bugs.  If your walls have termites or ants the birds will drill through the wood products of your home to get to them. Never fear!  If Woody Woodpecker is going to town on your home, you may not necessarily have an infestation.  They also use the siding to "drum" their beautiful mating call to attract a mate.  Spring and fall are the most active times for Woodpeckers, Spring being the hottest action.

The bird on the side of my neighbors house was a Northern Flicker. , the most common bird found in neighborhoods around Western Washington.

What do you do if you have a Woodpecker?  Don't kill it!  Woodpeckers are protected under the migratory bird laws, and some species are protected under the endangered species act.  I did compile a list of things you can do if you have a problem.

There are also professional Woodpecker removers.

Woodpecker Control:

  • Distraction. Providing a feeder full of suet may entice the birds away from your home or bird feeder.
  • Exclusion. Woodpeckers may be excluded from some surfaces by covering them with plastic or lightweight nylon mesh, metal sheathing or hardware cloth. Metallic or wooded surfaces used for drumming may be wrapped or covered with cloth or foam to mute the sound.   An alternative tapping site or surface such as a wooden box hung nearby in a less annoying location may be considered.
  • Visual Repellents. Using visual repellents may also chase the birds away.
    • Attach aluminum foil strips, 2-3 inches across and 2-3 feet long, above the targeted site. The strips should hang freely and move with the breeze. The motion should frighten the birds away.
    • Attach hand-held pinwheels (children's toys) at the site with nails, pins or tape so that the revolving vanes are able to move freely.
    • Attach a magnifying shaving mirror at the site. The bird may be frightened off by his own reflection.
    • Colorful balloons hung near the area and allowed to move freely may frighten the birds. Commercially available inflatable owls, hawks and snakes are also available at most garden shops.
     
  • Noise. Sound also can be used to harass offending woodpeckers.
    • Light pie plates and metal can lids can be suspended on a string and attached to the house near the damaged or drumming site. One end of the string can be near a convenient window or door where the line can be jerked to create noise when the bird is spotted.
    • Other noise, such as from banging pans, boards, or clapping hands may also chase birds away.
    • Place a loud-playing radio in a nearby window.
    • The playing of recorded calls of birds of prey may be used to augment the threat of inflatable models of owls and hawks. Also, vocalizations of woodpecker distress calls  (available from sporting good stores) played for short, irregular intervals on continuous loop tapes have reportedly been used successfully.
     
  • Repellents.
    • Treatment of the siding with pentachlorophenol or other wood preservatives seems to repel woodpeckers as well as providing insecticidal and wood-care benefits.
    • Sticky, paste-type repellents applied in the damaged area and for several feet on either side have been effective but may melt and run in hot weather causing stains to building materials. The birds are not trapped by these substances but dislike the tacky footing.
    • Commercial products, available at home and garden shops, have objectionable tastes and odors and may discourage woodpeckers.

Monday's Inspiration -- My week in wine country, a lesson in sowing and reaping.

Img_0375 I work hard during the course of doing the real estate business.  Now and then, I just have to get away to recharge.  Recently Val and I took a week off to drive our motorhome to visit our friends Otis Holt and Lorin Leith's home and vineyard (Calypso Vineyard) outside of Sebastopol, California in Sonoma County.  Calypso Vineyard is located in the heart of the Green Valley, the coolest and foggiest region in the Russian River Valley.

Img_0271 It was our first visit with Otis and Lorin, and my first time spending any kind of time on a working vineyard.  Otis grows wine grapes that he sells to a high quality winery, and makes his own fine wines.    Calypso is located next to the world famous Iron Horse Vineyard and Winery, maker of high quality still and sparkling wines.  Most of his fruit is sold to the Scherrer Winery, which also produces outstanding wines.

Img_0304 I found myself inspired by Otis's passion for excellence and quality.  For Otis, wine making starts in his vineyard.  He carefully matches the grape varietals to the mini climate conditions on his vineyard.  For instance, the Pinot Noir grapes are grown along the outside edges of his vineyard where the forest line can partially shade the plants as this varietal does better in a cooler areas.  Otis is very outspoken at how much of the Pinot Noir grapes are grown in conditions that are too hot.

Img_0349 This trip found us in the vineyard as the grapes were throwing out their new growth from winter dormancy.  I'm glad I got to witness the year's beginning.  Otis taught me about the basic plant structure....the cordon arms, how the vines bud, how many shoots to leave after culling and how much fruit each shoot should deliver.  As Otis worked through spring pruning/culling process, he quickly made decisions on which of these early shoots to keep and which to cull, all while keeping the vision of his ripened fruit in the fall.

Because his operation is small, he is able to harvest his fruit at exactly the precise moment for ripeness and maturity.  These perfect grapes are what Otis uses in his wine making.  As he explained to me, large commercial operations have over ripe and under ripe fruit in the mix.  Not Otis.  His wines start with peak fruit.

Traditionally wine makers process their fruit in crushers, stems and all.  Otis manually removes the stems, discards any imperfect fruit and lets the fruit break down and ferment in simple open fermentors.  Toward the end of the primary fermentation, he'll gently use a presser.

His small cellar and production area maintain the same temperature within 1/2 degree, year round.  It's in here his wines develop in expensive french oak barrels for many months.  He goes through great effort to insulate all wine from oxygen.  He bathes everything with a layer of Argon gas, an inert gas that is neutral to the wine which seals away the threat of any oxidation. 

When the wine is ready to bottle, it's done in this same area.  Here's a little secret that I didn't know  about wine bottling....the cork matters!  Otis uses the highest quality corks.  A good portion of his wine is bottled using archival grade corks, which won't hinder the wine's flavor and keep the bottle seal perfect while the bottle lies on its side for decades.

After bottling, these wines just lie on their sides in their bottles, in dark and controlled temperature conditions as they continue to develop and age gracefully. 

Img_0429 For dinner on our first evening, Lorin made a wonderful pasta dish using fresh vegetables from her garden and Otis pulled a 1998 Cabernet Sauvignon and a 2001 Pinot Noir.  Now when Otis pulls a wine bottle,its done very gently, almost like handling a new baby.  These wines have layed on their side in those temperature controlled, dark conditions....never moving....and the sedimentation collects on the bottle's lower side.  Here Otis works in extreme slow motion taking care to keep the bottle perfectly horizontal as he carries it to his stainless steel sink.  He then lies the bottle on its side with the cork over the sink and gently works out the cork, letting out a few tablespoons of liquid.  The precious wine is then decanted, introducing oxygen for the first time since the wine was bottled.

For that dinner, we first enjoyed his Pinot Noir. I thought it might be good, but I was unprepared for this experience!  Because of his processes, Calypso Pinot Noir has less alcohol and is slightly less acid than the popular Pinot profile.  The nose was red berry with slight spice.  As this wine became alive with a little warmth and oxygen, it became its own sensation.  After it was gone, I just wanted to keep my nose in the wine glass.

But if the Pinot Noir was great, for me, the Cabernet Sauvignon was spectacular.  After aging over 10 years in the bottle, this wine's color was as burgundy as a new wine -- with none of the brickiness one would expect from a 10 year Cab.  I've always held a good Cab as my favorite.  This Cab exceeded all expectations and leaves me to wonder if this wine experience will ever be exceeded.

I also had the opportunity to enjoy his Zinfandels, Merlots and Syrahs from different vintages, young to over 10 years old.  While some were spectacular, others were merely great.  It's important to note, that Otis has won 8 consecutive gold medals for his Merlot in a major West Coast wine tasting competition.  This makes him one of the few...perhaps the only...winemakers to achieve this!

Now, here's the hook.  Otis will not sell his wine.  He goes through his personal quest for perfection for himself (and Lorin).....and his friends.  I've rarely experienced such generosity as his gift of a few bottles of his favorites to enjoy with my family as we departed.  A gift that started as the rootstock he planted in the early 1990's.  That continued with his attentive caring, propagation, pruning and harvesting all by his hand.  The intellectual and sensory quest of wine making, using peak fruit and the best of materials to seek that perfect balance and structure--all in carefully controlled conditions.  And most of all the patience to allow time to age the wine to become all it can be.  In these fast days of instant gratification and technology, perhaps it's still the farmer who understands.  We first have to sow and then care for our crop before we can reap. 

All in all, we had a wonderful time with our hosts, Otis and Lorin.  I returned refreshed......and inspired!

Basic FHA Questions and Answers

Q. Who qualifies for FHA loans? Aren’t the only for first time homebuyers and those with lower income levels?

A. Actually, FHA loans are open to all U.S citizens and permanent residents and there is no maximum income level a borrower can have to apply. It is also not a program strictly for first time home buyers (although it is very attractive to first timers). You need to be able to document your income however and cannot currently be in bankruptcy or foreclosure on another property.

Q. What is the maximum loan amount allowed on FHA loans?

A. The standard loan limit for the King County area had been $362,790. However, the federal government has temporarily increased that limit to $567,500 for the rest of 2008. After that it is slated to be reduced to the old limit, but that could change depending on economic circumstances. Expect a mild premium on interest rates for loans over the old limit and up to the current $567,500. Loan limits will vary by area.

Q. Can I buy a rental (investment) property with an FHA loan?

A. No. These loans are for primary residences only. No second homes either. However, you could buy a duplex, triplex, or four plex and rent out additional units as long as you live in one of them yourself and maintain that as your primary residence. 

Q. What is the minimum credit score required for an FHA loan?

A. This is one of the great things about FHA. In many cases their really isn’t a minimum credit score required. FHA approvals utilize an automated underwriting engine that approves files based on a number of factors (income, assets, loan to value, credit history, etc) to determine whether or not you are approved. If you are strong in some of these other areas, you could be approved with a lower credit score. I’ve seen scores as low as the mid 500’s get approved.

Q. How do FHA rates compare with those of conventional loans?

A. Surprisingly, FHA rates tend to be quite good. Often times, they can even be lower than the rates you will see published with standard lenders. You can also get FHA loans with 0 points and no closing costs if you are willing to have a slightly higher rate.

Q. Does FHA allow for 100% financing if I don’t have a down payment?

A. Yes and no. Technically, FHA loans cap out at 97% of the purchase price and they ask you put down that other 3%. However, that 3% down payment can be gifted to you. This has given rise to a number of down payment assistance programs like Nehemiah. Nehemiah gives the borrower a gift of the needed 3% down payment at closing. The seller of the home will then pay that money back to Nehemiah from their proceeds of the sale. Sellers will generally agree to this if the buyer agrees to increase the purchase price by that same amount or if the seller is very motivated to sell. I have done a number of deals with this program and it really does work out quite well. So yes, you can get into a home still with 0 down.

Real Estate Consumer Issues (Pt. 1 asbestos)

Asbestos1 Every home has potential hazards.  This series describes potential hazards you could find in a home you are looking to buy, and how to deal with them.  In pt. 1 we look at asbestos.

One of the best-known environmental hazards is asbestos. The following is just some of the materials in the home that can contain asbestos:

  • Some roofing and siding shingles are made of asbestos cement.
  • Houses built between 1930 and 1950 may have asbestos as insulation.
  • Asbestos may be present in textured paint and in patching compounds used on wall and ceiling joints. Their use was banned in 1977.
  • Artificial ashes and embers sold for use in gas-fired fireplaces may contain asbestos.
  • Older products such as stove-top pads may have some asbestos compounds.
  • Walls and floors around woodburning stoves may be protected with asbestos paper, millboard, or cement sheets.
  • Asbestos is found in some vinyl floor tiles and the backing on vinyl sheet flooring and adhesives.
  • Hot water and steam pipes in older houses may be coated with an asbestos material or covered with an asbestos blanket or tape.
  • Oil and coal furnaces and door gaskets may have asbestos insulation.

 As you can see, beginning in the 1970s and into the 1980s asbestos was banned in most products in the United States.  As long as it remains in its original state, it is believed to be harmless. However, asbestos dust can cause lung cancer.  Asbestos materials turn into dust when they age and begin to disintegrate, or when they are damaged or removed during remodeling projects.  Breathing this dust is what causes the potential risk.

If asbestos is present in a building, it can be dealt with in one of three ways by an experienced professional:

  1. placing an airtight barrier between the asbestos and the rest of the space (this is called enclosure);
  2. covering the asbestos with an adhesive that permanently seals in the asbestos fibers (this is called encapsulation); or
  3. removing the asbestos material.

Asbestos Do's And Don'ts For The Homeowner

  • Do keep activities to a minimum in any areas having damaged material that may contain asbestos.
  • Do take every precaution to avoid damaging asbestos material.
  • Do have removal and major repair done by people trained and qualified in handling asbestos. It is highly recommended that sampling and minor repair also be done by asbestos professionals.
  • Don't dust, sweep, or vacuum debris that may contain asbestos.
  • Don't saw, sand, scrape, or drill holes in asbestos materials.
  • Don't use abrasive pads or brushes on power strippers to strip wax from asbestos flooring. Never use a power stripper on a dry floor.
  • Don't sand or try to level asbestos flooring or its backing. When asbestos flooring needs replacing, install new floorcovering over it, if possible.
  • Don't track material that could contain asbestos through the house. If you cannot avoid walking through the area, have it cleaned with a wet mop. If the material is from a damaged area, or if a large area must be cleaned, call an asbestos professional.

Monday's Inspiration -- It's all about mom!
